What a Block Is Worth in Carmel, CA: Home Prices by Distance From the Beach
Everyone knows homes in Carmel cost more the closer they sit to the beach. We wanted to know by how much, block by block, so we pulled every closed sale on eight Southwest Carmel streets from January 1, 2017 through September 30, 2026. That is 338 sales.
The premium is real. It just doesn't build in a straight line, and that is the more useful part of the story.
How We Measured It
Southwest Carmel, known locally as the Golden Rectangle, has no official boundary (we looked at that question in Where Does Carmel's Golden Rectangle Actually End?). For this analysis we used eight streets, from Scenic at the beach to Dolores, seven blocks back.
For each street we looked at median price, average price, and price per square foot, and compared them to the Southwest Carmel benchmark for the same period. Price per square foot is the cleanest read because it isn't skewed by lot size or home size. Over the full ten years, the benchmark ran $2,290 per square foot.
Understanding the Carmel Real Estate Market
Homes get more expensive, block by block, the closer they sit to Carmel Beach. The table shows each street's actual price per square foot and how far that runs above or below the benchmark.
Street | Distance From Beach | Ten-Year Avg Price/Sq Ft | Difference From Benchmark | 2026 So Far Price/Sq Ft |
|---|---|---|---|---|
Scenic | Carmel Beach | $4,192 | +$1,902 | No 2026 sales |
San Antonio | 1 Block | $2,592 | +$302 | $3,197 |
Carmelo | 2 Blocks | $2,488 | +$198 | $3,448 |
Camino Real | 3 Blocks | $2,237 | −$53 | $3,263 |
Monte Verde | 4 Blocks | $1,933 | −$357 | $2,581 |
Casanova | 5 Blocks | $1,993 | −$297 | $2,790 |
Lincoln | 6 Blocks | $1,994 | −$296 | $2,364 |
Dolores | 7 Blocks | $1,878 | −$412 | $2,467 |
Ten-year average price per square foot, and how far each street runs above or below the $2,290 ten-year benchmark. Scenic had no recorded sales in 2026 through September 30, so its figure is the ten-year average.
Scenic Is a Different Market
Scenic averaged $4,192 per square foot over ten years, $1,902 above the benchmark and close to double it. That isn't a premium layered on top of the neighborhood's pricing. It is a separate tier, with its own rules.
The Premium Fades by the Third and Fourth Block
- 1 block, San Antonio: $2,592 per square foot, $302 above the benchmark. A real premium for being one block from the beach.
- 2 blocks, Carmelo: $2,488 per square foot, $198 above the benchmark.
- 3 blocks, Camino Real: $2,237 per square foot, just $53 below the benchmark. The premium is nearly gone.
- 4 blocks, Monte Verde: $1,933 per square foot, $357 below the benchmark. This is where the beach premium ends.
Past Four Blocks, Distance Stops Explaining Price
Casanova, Lincoln, and Dolores sit 5, 6, and 7 blocks from the beach and run $297, $296, and $412 below the benchmark. They average $1,993, $1,994, and $1,878 per square foot. Dolores is the lowest per square foot, but on raw price it holds up well against Lincoln. Homes there tend to run larger, and the street is level, wide, and a straight walk into downtown. Some Lincoln homes get a peek of the ocean, which helps their price per square foot.
Beyond the first four blocks, a home's character, lot size, and walkability matter more than distance.
What a 1,600 Square Foot Home Costs, Street by Street
To make the numbers concrete, we took today's $2,821 per square foot benchmark, added or subtracted each street's ten-year difference, and applied it to a 1,600 square foot home.
Street | Distance From Beach | Estimated Price, 1,600 Sq Ft Home |
|---|---|---|
Scenic | Carmel Beach | $7,556,800 |
San Antonio | 1 Block | $4,996,800 |
Carmelo | 2 Blocks | $4,830,400 |
Camino Real | 3 Blocks | $4,428,800 |
Monte Verde | 4 Blocks | $3,942,400 |
Casanova | 5 Blocks | $4,038,400 |
Lincoln | 6 Blocks | $4,040,000 |
Dolores | 7 Blocks | $3,854,400 |
Estimates only, not appraisals. Today's benchmark plus each street's ten-year difference, times 1,600 square feet. Scenic has had no 2026 sales, so its figure rests on the ten-year difference alone.
A home on Dolores or Lincoln comes out near $3.9 to $4.0 million. Casanova and Monte Verde land in about the same place, so those four extra blocks don't cost much. Cross into Camino Real, three blocks from the beach, and the same home runs closer to $4.4 million. On Carmelo it is about $4.8 million, on San Antonio about $5 million, and on Scenic roughly $7.6 million.
The price of being closer to the beach isn't steady. It barely moves for a while, then it moves a lot.
The Gap Is Widening
We split the ten years to compare 2017 to 2019 against 2023 to 2025. The pattern runs one way.
- Scenic: premium over the benchmark grew from about $1,746 to $2,383 per square foot.
- San Antonio: premium grew from $40 to $386.
- Dolores: the difference below the benchmark grew from $156 to $723, the sharpest move in the data.
- Carmelo: the exception. It slipped from a $207 premium to a $56 difference below the benchmark.
The cost of distance from the beach isn't fixed. It is getting steeper. Blocks close to the ocean are pulling further ahead, and blocks further out are falling further behind.
Where the Carmel Real Estate Market Sits Right Now
Through September 30, 2026, the Southwest Carmel benchmark is a $4,818,500 median sale price and $2,821 per square foot. That is 23% above the ten-year average of $2,290.
Every street with a 2026 sale is running above its own ten-year average, from 19% higher on Lincoln to 46% higher on Camino Real. Those samples are small, so a single sale can move a street's number. Scenic has had no 2026 sales, which says something in itself about how little reaches the market.
Supply is part of the story. Southwest Carmel averaged 35 closed sales a year over the full period. Over the last three years that has dropped to about 29. Fewer homes are changing hands, which puts upward pressure on price, especially closest to the beach. Browse the latest Carmel homes for sale to stay up to date on pricing and market changes.
What This Data Can't See
The data doesn't capture renovation or finish level. Southwest Carmel homes are getting more updated, and turnkey homes increasingly command a premium. Some of what looks like a pure location effect may be condition.
What This Means for Buyers and Sellers
- If you're buying: budget off today's numbers, not the decade average. The steepest cost of being closer to the beach is paid in the first block, to San Antonio. Compare homes on price per square foot, not sale price alone. If walking to town matters as much as the beach, Dolores deserves a look.
- If you're selling: don't price by “close to the beach.” Price by tier, and anchor to today's benchmark. A home on Lincoln or Dolores selling below today's benchmark can still be well above where that block sold five or ten years ago. Ocean views, single-level living, and garage type also move price in ways per-square-foot numbers don't show.
